The short version: Westgate is a 140-unit, 55+ community with an unusual structure — it's effectively split into two halves with different leases, different management, and different financing rules. Knowing which half a specific unit is in matters a lot here.
The two-tier structure
The southwest 10 acres (units 1-70) are managed by Bayside Property Management, operate under a lease running to July 2036, and are cash-only — no financing available for these units. The northeast 10 acres have no registered headlease at all, and are managed separately by Princess Enterprises.
Financing
Limited lending is available through Peace Hills Trust on parts of this park. At least one listing referenced a minimum 730 credit score for park approval. Given the cash-only requirement on the SW half specifically, financing availability is genuinely one of the first things to confirm before you get attached to a specific unit here.
Pets and rentals
This is generally a no-pets, no-rentals park, though we've seen some indication that rules may vary slightly by unit or by how old that unit's specific tenancy agreement is — worth confirming current policy directly rather than assuming uniformity.
Land status
Westgate sits on Westbank First Nation land. See our full jurisdiction breakdown.
