The short version: Sage Creek is a well-established 45+ manufactured home community on Westbank First Nation land, built in prefabricated ranch-style homes on permanent foundations rather than the older single/double-wide style.
Pad rent and what it covers
Pad rent for new owners runs around $625/month. Garbage collection is billed separately by a private company, at roughly $486/year, rather than being bundled into the pad rent. Some listings note the fee also provides access to a clubhouse, fitness area, and gated security.
Lease term
Sage Creek operates under two separate Westbank First Nation headleases: an original 99-year lease from 2006 (expiring 2105 — confirmed by listings noting "79 years remaining" as of 2026), and a second 125-year lease from 2018 to 2143 covering a newer parcel added to the community, for which the operator (Sage Creek Developments) paid $600,000 upfront rather than ongoing rent. Either way, your own pad tenancy is month-to-month regardless of how much headlease term remains.
Pets and rentals
Up to 2 pets are allowed with management approval, dogs of any size, though vicious breeds are excluded. Rentals are explicitly not allowed — multiple listings state this directly: "WFN Land, monthly lease. NO RENTALS ALLOWED."
Age restriction
45+.
