Golden Homes is a 55+ manufactured home community of 92 units at 2098 Boucherie Road in West Kelowna, on Westbank First Nation land — governed by WFN's Residential Premises Law rather than BC's provincial tenancy act.
Unlike most of the parks we cover, Golden Homes does not have a registered headlease on file — the arrangement with the First Nation is structured differently. Pad rent includes basic utilities. One detail worth knowing before you sell: the park charges a $500 transfer fee, payable by the seller to "Golden Homes Mobile Home Park," as part of the assignment process.
Pets are allowed with park management's approval. Rentals are only permitted with park approval as well — this isn't a park where you can quietly rent out a unit without going through the proper channel.
Because this is a 55+ community, age-restriction rules apply to occupants — confirm the specifics with the park before assuming a younger family member could live there full-time.
