Berkley Estates is a 110-unit manufactured home community at 2001 Highway 97 South in West Kelowna, on Westbank First Nation land. That means the park is governed by WFN's own Residential Premises Law, not BC's provincial Manufactured Home Park Tenancy Act.
Unusually among the parks we cover, Berkley Estates sits on two separate headleases rather than one: a 5-acre parcel on the southwest side with a lease running to July 9, 2037, and a larger 16-acre parcel on the northeast side with a lease expiring sooner, December 9, 2027. Neither date is especially close as of writing, but the northeast lease is worth watching as it approaches — ask the park management directly about renewal plans if you're considering a long-term purchase there.
Pad rent for recent buyers has run around $620/month, which includes water and sewer. Pets are generally permitted — up to two dogs, with no vicious breeds — and rentals are allowed but subject to restrictions, so confirm the specifics with park management before planning to rent out a unit.
As with other WFN land parks, selling a home here means assigning the site tenancy to the buyer with the park operator's consent, not a standard real estate closing — see our guide to selling a manufactured home for how that process works.
